What sets the price of a fix and flip loan
- Your experience — completed flips improve your terms; three flips can open 100% financing
- Your down payment — new investors start with 20% down plus closing costs
- The deal — the purchase price, the rehab budget and the after-repair value
- The loan size — the minimum loan is $100,000 and the total loan is capped at 75% of the after-repair value
- The property — its condition, its location and the plan for it
Costs to budget for

- Closing costs; title fees are additional to the loan
- Property taxes and insurance — we recommend setting aside about 1% of the purchase price for each

How to lower the cost of your loan
Buy right: the more room there is between the project cost and 75% of the after-repair value, the stronger the file. Keep the renovation on schedule, because every extra month adds interest, taxes and insurance. And build your track record — after three completed flips your terms improve and financing can reach 100%.
