Can you get a fix and flip loan with no experience?

A beginner’s checklist before you make an offer

  • Know the after-repair value. Look at recent sales of renovated homes on the same streets.
  • Use a rule of thumb as a first filter: many investors aim to pay no more than about 70% of the after-repair value minus the repair costs.
  • Price the rehab carefully and keep a contingency for surprises behind the walls.
  • Count the holding costs: interest, taxes, insurance and utilities for every month you own the property.
  • Check the loan limit: the total loan cannot go above 75% of the after-repair value.

Mistakes new flippers make

The most common one is underestimating the rehab. The second is forgetting the holding costs — every extra month of work is another month of interest, taxes and insurance. The third is paying too much for the property because the after-repair value was a guess instead of a number backed by real sales. Building in a cushion for all three is what keeps a first flip profitable.
