A fix and flip loan is short-term financing for buying a property that needs work, renovating it and then selling it — or keeping it as a rental once the work is done. Commercial Loans Florida finances both parts of the project: the purchase of the property and the rehab budget that turns it into a home buyers want.
Because the loan is based on the property and the deal rather than on your paycheck, investors use it when a bank would ask for tax returns, W-2s and weeks of paperwork. Here is the program in short:

How the loan is sized
Every loan is limited to 75% of the after-repair value (ARV) — the value the property is expected to have once the renovation is finished. If a home is expected to be worth $400,000 after repairs, the total loan for purchase and rehab cannot go above $300,000. The more value your renovation creates, the more room the deal has.
New investors start with 20% down plus closing costs. After three completed flips, financing can reach 0% down — 100% of the purchase — and in some cases include the repair money.
